Don't Flush Your MoneyWhether you are a first time home buyer, a seasoned investor or purchasing a multi-million dollar home, a thorough and professional home inspection should be a top priority prior to closing on the home.  Remember the movie “The Money Pit” with a much younger Tom Hanks who ends up buying a home that literally falls apart and costs him a fortune.  A home inspection can help reduce the likelihood that you will end up with a money pit.  A home inspection is a visual inspection of the major systems and components of a home (structure, roof, plumbing, air conditioning, heating, electrical, interior, etc.) and will take approximately 3-4 hours for a typical size home – under 3,000 sq. ft.  A termite inspection and pool/spa inspection can be added to the inspection scope.

With the proliferation of home inspectors and websites that tout their qualifications and expertise, how can you be sure that your home inspector has the required qualifications and experience necessary to protect your interests.  Here are a few recommendations: 1. Make sure the inspector is licensed by the Arizona Board of Technical Registration (BTR) (https://btr.az.gov/) 2. Experience counts: The BTR only requires that a home inspector complete 30 parallel inspections with an experienced, licensed inspector.  Thirty inspections does not expose the inspector to all the type & age homes and different systems and components that they will encounter once they start inspecting.  An experienced inspector has developed an inspection process, understands and is familiar with the wide variety of homes and systems & components and understands where the problem areas are most likely to occur. 3.There are two types of report formats: checklist and narrative.  The narrative report provides more information than a checklist report and combined with digital photos and a summary section is easier to read and understand and can be emailed to you.
